Friday Night Lights in Boerne: TLP Mortgage Proudly Supports BISD Football

There’s something special about Friday nights in Boerne.

The stadium lights come on. The stands fill with students, parents, teachers, alumni, friends, and neighbors. The bands play. The cheerleaders take the sidelines. And for a few hours, our community comes together to cheer on some pretty incredible student-athletes.

At TLP Mortgage, we’re proud to support the communities where our clients, realtor partners, builders, friends, and families live. This football season, we’re especially excited to support Boerne ISD football and Boerne Radio’s local sports coverage.

Whether you’re cheering for the Boerne Greyhounds or the Champion Chargers, we’re proud to be part of another season of Friday night football in the Texas Hill Country.

Supporting Local Sports Through Boerne Radio

Our partnership with Boerne Radio 103.9 FM / AM 1500 gives TLP Mortgage an opportunity to support something much bigger than advertising.

It gives us another way to support local sports and the Boerne community.

Boerne Radio helps keep our community connected through local news, events, businesses, and sports, including coverage of the teams and student-athletes who make Friday nights in Boerne so much fun.

For us, that local connection matters.

TLP Mortgage serves borrowers throughout Texas, but San Antonio, Boerne, and the Texas Hill Country are home for us.

These are communities where we work, raise our families, build relationships, attend events, partner with local realtors and builders, help people finance homes and land, and, yes, spend plenty of Friday nights cheering from the sidelines.

Go, Greyhounds!

The Boerne High School Greyhounds are part of a long tradition of athletics, community, and school pride in Boerne.

But Friday night football is about so much more than what happens on the sidelines.

It’s the band.

The cheerleaders.

The trainers.

The coaches.

The teachers and staff.

The parents are volunteering behind the scenes.

The students are filling the stands.

And generations of Boerne families who come back year after year to support their hometown team.

To the players, coaches, families, students, and everyone representing Boerne High School this season:

TLP Mortgage is cheering you on. Go Hounds!

Go, Chargers!

Across town, the Samuel V. Champion High School Chargers bring their own traditions, school spirit, and community pride to Friday nights.

We’re proud to support the student-athletes who put in countless hours of practice, workouts, and preparation while balancing academics, family, and everything else that comes with being a high school student.

And just like the Greyhounds, every Charger who takes the field represents an entire community standing behind them.

To the players, coaches, families, students, and staff at Champion:

Have a great season. Go Chargers!

Why Supporting Boerne Is Personal to TLP Mortgage

For us, supporting Boerne isn’t simply about advertising in a community where we do business.

It’s personal.

TLP Mortgage Branch Manager Sheri Walls calls Boerne home, and her family is part of the Boerne ISD community. Her son attends Samuel V. Champion High School and plays football for the Champion Chargers.

That means on Friday nights, you’ll find Sheri where so many other BISD parents are, in the stands, probably a little nervous, definitely cheering too loudly, and watching her son and his teammates do something they’ve worked all week to do.

That personal connection is one of the reasons our partnership with Boerne Radio and our support of local high school football means so much to us.

We’re not supporting this community from a distance.

We live here, too.

And while Sheri may have a pretty obvious reason to yell “Go Chargers!” on Friday nights, TLP Mortgage is proud to support student-athletes and families across Boerne ISD.

Go Chargers. Go Greyhounds.

Financing Homes, Land, and the Hill Country Way of Life

Living in Boerne and the Texas Hill Country doesn't always fit neatly into a traditional mortgage box.

Neither should your financing.

A home here might be in a neighborhood minutes from Main Street. It might sit on several acres outside town. It could be a custom home that hasn't been built yet, a piece of land waiting for the right house, a ranch-style property, or simply the next home for a growing family.

That variety is one of the things we love about living here, and it's also why understanding Hill Country lending matters.

At TLP Mortgage, we help borrowers explore financing for a wide range of goals and properties, including:

  • Construction financing for borrowers building a custom home

  • Lot and land loans for buyers purchasing property before they're ready to build

  • Rural and acreage properties, where the property itself can require a different lending conversation

  • VA home loans for eligible veterans, active-duty service members, and military families

  • Conventional and FHA financing

  • Jumbo financing for higher-priced homes

  • Down payment assistance programs for qualified homebuyers

  • Bridge and move-before-you-sell solutions when buying the next home before selling the current one

  • Investment property financing

  • Non-traditional and alternative financing solutions for borrowers whose income, assets, property, or circumstances don't fit neatly into a standard mortgage program

  • Refinance and home-financing strategies for existing homeowners

And sometimes the most important thing we provide isn't a particular loan program at all.

It's knowing which questions to ask before choosing one.

Building a Custom Home in Boerne or the Texas Hill Country?

Construction lending is an area where experience matters.

Building a home involves far more than selecting an interest rate and signing closing documents. There are plans, specifications, budgets, builder contracts, land considerations, appraisals, draws, contingencies, and construction timelines to navigate before you ever get the keys.

TLP Mortgage works with borrowers, builders, and realtor partners to help structure financing for custom-home projects throughout Texas.

If you're considering building in Boerne, Fair Oaks Ranch, Comfort, Kerrville, Fredericksburg, the surrounding Hill Country, or elsewhere in Texas, we encourage you to have the financing conversation early, ideally before finalizing the land purchase or construction contract.

A little planning on the front end can make a significant difference once construction begins.

Found the Land but Aren't Ready to Build Yet?

We have those conversations, too.

Sometimes the dream starts with finding the right piece of Texas.

A borrower may know exactly where they want to live but not be ready to break ground immediately. Lot and land financing can provide an option for purchasing the property first and planning the home afterward.

And because land, acreage, utilities, access, improvements, and future construction plans can all affect financing, this is another area where we'd rather have the conversation before you make an offer than after.

Buying Rural Property or Acreage?

The Hill Country is full of properties that don't look like a typical subdivision home, and that's exactly why people love it here.

But acreage, multiple structures, agricultural characteristics, wells, septic systems, easements, and other property features can sometimes create additional lending considerations.

That doesn't automatically mean a property can't be financed.

It means we need to understand the property.

If you're looking at a rural property, acreage, or something a little outside the ordinary, send it to us. We'd much rather look at the scenario and help determine the available financing paths than have you assume the answer is no.

And yes, we do the "regular" mortgages, too

Not every mortgage needs to be complicated.

If you're buying your first home, moving across town, relocating to Texas, using your VA benefit, purchasing a higher-priced home, refinancing, investing, or simply trying to understand how much home makes sense for your family, we're here for those conversations too.

Because our job isn't to put every borrower into the same loan.

Our job is to help you understand your options, compare the tradeoffs, and build a financing strategy around your goals.

Your life. Your story. Your home.

That's more than a tagline to us.

It's how we believe mortgage lending should work.

More Than Mortgages

We believe being a local business should mean more than simply doing business in a community.

It means being part of it.

It means supporting the kids on the field, the families in the stands, the schools educating our children, the small businesses lining our streets, and the organizations working every day to make Boerne a place we're proud to call home.

For us, mortgage with a heart means being invested in the communities we serve, not just doing business in them.
