If you’re thinking about buying a home on San Antonio’s South Side, there’s a good chance Brooks City Base, now officially known simply as Brooks, has popped up in your search.
And for good reason.
What was once Brooks Air Force Base has transformed into a growing mixed-use community with healthcare, education, employers, restaurants, shopping, recreation, and residential development. With continued investment coming to the area, Brooks has become an important part of San Antonio’s South Side growth story.
But what is it actually like to buy a home near Brooks? And what should you consider before deciding whether this part of San Antonio fits your budget and lifestyle?
Here’s what local homebuyers should know.
First, what is Brooks City Base?
If you’ve lived in San Antonio for a while, you probably still hear people call the area Brooks City Base.
Today, the development is officially called Brooks.
The property has deep roots in San Antonio's military history. The former Brooks Air Force Base was transferred to the Brooks Development Authority in 2002, and Air Force operations eventually ended in 2011. The “City Base” name was dropped in 2017 as the property continued its transition into a mixed-use community rather than an active military installation.
Today, Brooks combines employment, healthcare, education, residential development, retail, and outdoor spaces on San Antonio’s South Side.
Its location also puts residents near major routes, including I-37 and Loop 410, with Downtown San Antonio only a few miles to the north.
Why Are More Buyers Looking Near Brooks?
One of the biggest reasons is simple: there is a lot happening on this side of San Antonio.
Brooks has evolved considerably from its days as an Air Force installation.
The area is home to healthcare and educational institutions, including the University of the Incarnate Word School of Osteopathic Medicine, along with businesses, restaurants, shopping and other employers.
And the growth isn't finished.
In August 2026, Industrial Electric Mfg. (IEM) announced plans for a $200 million advanced manufacturing facility at Brooks. The planned 1-million-square-foot campus is expected to eventually employ approximately 3,000 people by 2030.
For homebuyers, developments like these are worth paying attention to—not because anyone can predict what home values will do, but because employment, infrastructure and development can influence where people choose to live.
You’re Not Just Buying Near Work
Another appealing part of Brooks is that the redevelopment hasn't focused exclusively on office buildings and commercial space.
There are recreational amenities, too.
The Greenline is a 43-acre linear park with approximately 1.5 miles of illuminated walking, jogging, and biking trails, along with a fitness station, play areas, pavilions, and other community spaces.
The Greenline also connects into San Antonio's larger trail network, giving the Brooks area access toward the Mission Reach and other portions of the San Antonio River trail system.
That can make the area worth exploring for buyers who want access to outdoor recreation without necessarily living farther outside the city.
What Neighborhoods Are Near Brooks City Base?
One important thing to understand is that “living near Brooks” can mean several different things.
Your home search could include established neighborhoods close to the campus as well as communities farther south or southeast.
Depending on your budget and priorities, your realtor may help you explore areas around:
Highland Hills – An established South Side area with older homes and convenient access to Brooks, I-37 and other parts of San Antonio.
Hot Wells and the Mission area – These areas put buyers closer to the San Antonio Missions, Mission Reach and established neighborhoods south of downtown.
Southeast San Antonio – Expanding the search east and southeast of Brooks can provide additional resale and newer-home options.
South San Antonio – Buyers willing to move farther south may find additional subdivisions and new-construction opportunities while maintaining relatively convenient access to Brooks.
There isn't one neighborhood that's automatically the “best” place to live near Brooks.
The right location depends on your commute, budget, school needs, desired lot size, age of the home and how close you want to be to shopping, entertainment or major highways.

One interesting part of buying around South and Southeast San Antonio is the ability to compare older established neighborhoods with newer construction.
Neither is automatically better.
An existing home may offer:
An established neighborhood
Mature trees and landscaping

Potentially more room for negotiation depending on the property and market
New construction may offer:
Newer building materials and systems
Builder warranties
Energy-efficient features
Current floor plans and finishes
Possible builder incentives
However, don't compare homes based only on their sales prices.
With new construction especially, buyers should look at the entire financial picture, including property taxes, HOA dues, homeowners insurance, financing terms and any builder or lender incentives.
A lower advertised interest rate or large incentive isn't automatically the least expensive option long term.
That's where comparing the numbers before signing a contract becomes important.
How Much House Can You Afford Near Brooks?
This is one of the most common questions we hear, and the answer isn't determined by the listing price alone.
Your potential mortgage payment can include:
Principal + Interest + Property Taxes + Homeowners Insurance + Mortgage Insurance, if applicable + HOA dues, when applicable
Your qualifying amount can also be affected by your income, credit profile, existing monthly debts, down payment and loan program.
For example, two homes with the same $300,000 sales price could have noticeably different monthly payments because of differences in property taxes, insurance or HOA fees.
That's why we encourage buyers to think in terms of a comfortable monthly payment, not simply a maximum purchase price.

What Mortgage Options Are Available for Buyers Near Brooks?
There isn't a special “Brooks mortgage.” Instead, your financing options depend on your individual qualifications and the property you're purchasing.

Conventional Loans
Conventional financing can work for first-time and repeat buyers and offers several down-payment options depending on the program and borrower qualifications.
FHA Loans
FHA financing can be an option for buyers who want a lower down-payment requirement or whose credit profile may fit FHA guidelines better than conventional financing.

USDA eligibility is based on the property's location as well as borrower income and other program requirements, so a property should be checked individually rather than assuming that an entire area qualifies.

Qualified buyers may also have access to Texas homebuyer assistance programs.
For example, the Texas Department of Housing and Community Affairs offers programs including My First Texas Home and My Choice Texas Home, which can provide eligible borrowers with mortgage and down-payment-assistance options.
The City of San Antonio also administers homeownership assistance programs with specific income, property and program requirements.
Availability, funding and qualification requirements can change, so it's important to review current guidelines with a participating lender before relying on assistance as part of your purchase.
