Down Payment Assistance for Texas Educators

The Homes for Texas Heroes Program, offered through the Texas State Affordable Housing Corporation, may provide eligible Texas educators with down payment assistance and other homebuying benefits.

Eligible professions may include:

• Teachers and teacher aides

• School counselors

• School nurses

• School librarians

Applicants must meet applicable program, employment, income, credit, property, and loan requirements. Eligible educators must work in a Texas public K–12 school.

Depending on eligibility, available benefits may include:

• Fixed-rate mortgage options

• Down payment assistance

• Assistance of up to 5% of the loan amount

• A Mortgage Credit Certificate that may provide an annual federal income-tax credit

• Multiple loan and assistance options based on the borrower’s needs

Program availability, benefits, and qualification requirements are subject to change.

1% Lender Credit Program

Qualified borrowers may be eligible to receive a lender credit of up to 1% of the loan amount to help offset allowable closing costs.

For example, on a $400,000 loan, a 1% lender credit could provide up to $4,000 toward eligible closing costs.

This option may help:

• Reduce the cash needed at closing

• Keep more money available for moving and homeownership expenses

• Give qualified buyers additional flexibility

The lender credit may not be redeemed for cash or combined with certain other incentives. Restrictions apply, and not all borrowers will qualify.
